Do porches need foundations?

As with a conservatory or orangery, a porch will need foundations. This might surprise you, as these are small constructions. In fact, without a solid base, they would become unsteady and not last long. 

It’s important that your porch feels like a natural continuation of your home. That’s why we’ll send a surveyor to visit before work commences. Their job will be to check the foundations and determine what soil you have.

How big can a porch be without needing planning permission?

In almost all cases, they can be built without seeking planning permission from your local authority. That’s because this type of structure is classified as ‘permitted development’.

For this rule to apply, the porch cannot exceed three metres squared. It must also sit at least two metres from your home’s boundary and the highway. Finally, it should not be greater than three metres tall.

Does adding a porch add value to your home?

There’s lots to think about here. What function will your porch perform, for example? Will your entrance door lead directly into a kitchen or living space? This is fine if you have no specific place to store shoes or coats. Conversely, if you have a spacious hallway where clothing can be hung, your structure will provide aesthetic value only and the value of your home probably won’t increase. Why not add a strong and stylish composite door to improve security. That might give your property the kerb appeal it needs.

What is a good size for a porch?

To avoid planning permission, ensure your structure is no more than three metres squared. Otherwise, it’s down to you. Will this area serve as a storage space for muddy shoes and winter coats? If so, 1.75 metres should be enough. If children or older family members visit, a seating area might be needed, so that they can take off their footwear in comfort. This might involve installing a bench.
